Meet The Team
 

Julie Tran
Founder & Mortgage Broker

Having spent more than a decade working as a mortgage specialist at one of Canada’s leading banks, Julie has accumulated extensive experience in the financial industry. Raised in Vancouver, she’s had the opportunity to combine her comprehensive knowledge of the lower mainland’s real estate market together with financial experience to develop a unique perspective on the industry.

 

Leveraging her mortgage-planning expertise, Julie has helped hundreds of clients realize their goals of home-ownership, funding over $600 million in real estate financing.

During her fifteen years with the bank, Julie worked diligently to progress her career, starting as an assistant manager before transitioning to the role of financial advisor and finally to a mortgage specialist. During this time, she formed deep relationships with her clients and colleagues on all sides of the mortgage lending business. After leaving the bank, Julie became a managing partner at a then newly formed mortgage brokerage firm, and it was here that Julie further developed her vision for what a mortgage brokerage could be. This combination of experience, passion and vision led her to create The West Mortgage Group to best serve her clients and the industry with class and integrity.

An Okanagan local, June brings over two decades of audit and compliance experience from her career in law and land acquisition.  Lenders know when she sends in funding requests they are concise and complete which allows them to issue approvals quickly and with minimal conditions. 

 

June enjoys working with borrowers to explore and explain all of their potential mortgage options. Her focus in on finding the right mortgage for each borrower and ensuring that she understands their future plans so they have a long term plan in place.

 

June keeps up to date on the programs available for all current and potential homeowners including first time homebuyers, self employed individuals and seniors looking to access the equity they have built in their homes.


Her attention to detail and view of the bigger picture assists us in servicing our client’s mortgage needs through one or many purchases.  June focuses on education, communication, earned trust and diligent follow through.

Kim comes to us with over 20+ years in sales and customer service with 5 of those years focused in finance.

 

Having stepped away to start and spend time with her family, she's slowly returned to the workforce as our Marketing Manger.

RESIDENTIAL MORTGAGES

Buying a home is one of the biggest steps in life. Whether you’re a first-time homebuyer or a seasoned investor; whether you want to upsize or downsize, purchase a vacation home, or acquire a rental property, buying real estate is one of the largest financial transactions you will make in life.

The Home Purchase Process:

  1. Get pre-approved

  2. Work with a trusted realtor to find a property that suits your needs

  3. Make an offer on the property subject to financing, inspection, etc. 

  4. Mortgage approval. An appraisal may be required by the lender. Satisfy any additional lender/insurer requirements. 

  5. Remove subjects and pay your property deposit. 

  6. Meet with a lawyer/notary of your choice prior to the completion date to execute final documents. 

  7. Get the keys to your new home. Congratulations!

SELF EMPLOYED APPLICANTS

Self Employed applicants often think they will have difficulty obtaining a mortgage.  This isn't the case at all!  

Providing your most recent T1's, Notice of Assessments and confirmation that your business is operational via bank statements or GST returns is often the only additional information that is required.

We have exclusive access to additional competitive rate programs that utilize bank statement deposits for self employed individuals who minimize their taxable income on their CRA returns.

REFINANCING AND RENEWALS

MORTGAGE RENEWALS

When your current mortgage is up for renewal you have a great opportunity to have The West Mortgage Group find you the most competitive offer in the market and create a seamless easy process to switch lenders. A good time to start preparing for this process is 3 to 6 months prior to your current mortgage maturing.

REFINANCING

Refinancing allows you to make changes to your mortgage at anytime, you do not have to wait until the maturity date. Perhaps you are consolidating other debts or taking equity out of your home for new investments.  The West Mortgage Group will review all of your options and work with you to find the best solution for your financial and personal situation.

PURCHASE + IMPROVEMENTS

A purchase plus improvement mortgage is for homebuyers who have found a home and seek to make improvements to it immediately after taking possession. Improvements can range from simple kitchen and bathroom upgrades to a complete home remodel.

The Process:

  1. You find a home that suits your needs but requires some renovations

  2. The West Mortgage Group will work with you can get you an approval based on the home’s “as-is” value, before renovations.  

  3. Work with a home renovations specialist to see what needs to be done and how much it will cost. The renovation quotes should state the work that is to be completed.

  4. The West Mortgage Group will then have your mortgage approval revised to include the price of renovations.

  5. Complete your home purchase. Once you take possession of your new home, start the renovation work. 

  6. Once the work is completed we send out a lender representative to ensure the renovation was completed as required.

  7. Your lawyer will be instructed by the lender to release the money for the renovations.

HOME EQUITY LINE OF CREDIT

A home equity line of credit ( HELOC ) is a secured form of credit. The lender uses your home as a guarantee that you'll pay back the money you borrow. Home equity lines of credit are revolving credit. You can borrow money, pay it back, and borrow it again, up to a maximum credit limit.

PRIVATE MORTGAGES

The West Mortgage Group is an alternative lending expert with access to multiple lenders specializing in private loans and 2nd mortgages.

 

Private loans can be used to renovate your property, consolidate debt, or access cash. These mortgages offer alternative financing options for those with equity in their home who do not qualify under traditional lending guidelines.
